Sammamish real estate market holding its own

Pending sales of single family residences and condominiums, those with mutually agreed contracts that have not yet closed, were up almost 35 percent from a year ago in Sammamish, according to the July statistics from the Northwest Multiple Listing Service.

Last year 145 pending sales were reported in July in Sammamish, compared to 195 this year. Closings were up, too, by just over 10 percent.

The median price of $475,000 is an increase of last year's median price of $472,500. But breaking out condos, they have dropped 22.73 percent from a year ago with a median price of $212,500, down from $275,000 a year ago. Median price on single family homes rose a modest .99 percent, at $512,500.

Jon Hunter, branch manager of John L. Scott Real Estate in Sammamish, said that condos across the board are really difficult all over due to financing issues.

The hottest market in Sammamish according to Hunter is the lower price-point properties.

"Your home that is large enough, four or five bedrooms, priced reasonably, from $500,000 to $800,000, is a great price point," Hunter said. "There's lots of great neighborhoods in Sammamish."

Lennox Scott, chairman and CEO of John L. Scott Real Estate said "lower sales activity is being reported in the outlying markets and in the high end."

Hunter said he doesn't view Sammamish as an outlying market, due to its proximity to Bellevue and Redmond.

Joe Spencer, president and COO of John L. Scott Real estate said he expects consumer confidence and sales to continue rising now that the fear over the national debt crisis have subsided.

Sherwood’s Movies In The Park 2011 Has New Theme Nights! Organized by the City of Sherwood and Sherwood Cultural Arts Foundation ,  this year’s event has three movie nights with three different themes!  Set for August  Friday nights in August on the 12th, 19th, and 26th, Sherwood’s Movies in the Park will start at 8:30 pm at Stella Olson Memorial Park. The event is free to the public and also offers concessions for sale at the event.

August 12th, the first Movie In the Park will be the “Family Night featuring the movie  “Tangled” (PG). Date Night will be the theme for the August 19th movie and “While You Were Sleeping” (PG) will be the featured movie that night. Sherwood’s last Movie in the Park will be titled “Musical Night” with of course “Grease” (PG) being the featured film for that evening.

This year’s title sponsor is again Todd & Leslie McCabe, co-owners of The McCabe Real Estate Group . They were also last year’s Movies In the Park sponsor. They have two young boys and enjoy being able to also spend this event with their family as well.
